Palm Springs Real Estate MarketWhat's happening in Palm Springs area real estate? Seems like we might be seeing some positive signs and moving more towards a "normal" real estate market; a positive change at least for sellers and new home builders in the Coachella Valley.

The Coachella Valley has reached a low supply of inventory of homes working in favor of some sellers and new home builders. Inventories of resale homes in the Coachella Valley have dropped to a 3.9 month supply, the lowest level in many years.

What's happening? Is the economy getting better? A panel of experts at last week's Desert Valleys Building Association economic update meeting declared "housing the best bet for new growth." For Riverside & San Bernardino counties, construction jobs peaked in 2006 at 127,500 jobs, which now stands at a mere 56,100 jobs five years later.

What we are seeing here in the Coachella Valley and the Palm Springs area are developers buying up residential lots at stalled or foreclosed housing projects that have sat over the last few years. With inventories declining in communities priced below $200,000, we will probably see more new homes being built in the next year or two.

Projects recently purchased and in the works are:

La Entrada - 2200 acres south of I-10 and east of the All-American Canal near Coachella was recently purchased by one developer. The area was previously slated for 9000 new homes.

Alta - Toll Brothers has purchased this project in Palm Springs, as well as lots in Rancho Mirage.

Griffin Ranch - Toll Brothers has partnered with another developer, Oak Tree, in finishing Griffin Ranch, an equestrian community in La Quinta.

Villa Portafino - Family Development has been purchasing up stalled projects throughout the valley. Villa Protafino is a 55+ community of condos in Palm Desert.

Escena - A Beverly Hills developer, the Alta Verde Group, acquired this development in Palm Springs.

Other promising projects in the Coachella Valley include the $434 million renovation at College of the Desert and its satellite campuses. The University of California Riverside desert extension is also promising to bring in a freshman class to start a full 4 year program available in the desert for the first time. In retail projects, a national retailer is expected to take over the recently vacated Borders location at The River in Rancho Mirage.

The Desert Valleys Building Association panel concluded with suggestions that new home construction could double by next year, accounting for about 14 - 15 percent of home sales.

Buyers, buyers, and more buyers. That’s the current condition of the Indio & surrounding area real estate market. Low prices and low interest rates along with the seasonal influence of second homeowners have driven home sales in Indio and the neighboring cities.

To give you an idea of the competition among home buyers, last week I submitted offers on two properties in Indio and one property in Coachella. The home in Coachella had 15 offers with the offering price going 12% above the listed price. Of the two of homes in Indio, one home had 11 offers and the other home in had 3 offers.

It’s a competitive real estate market in the Coachella Valley right now with buyers competing against each other for good homes. Sales of homes and condos across the Coachella Valley rose for the eighth consecutive month. Investors are taking advantage of distressed properties and cash buyers are looking for bargains but best of all, the affordability for families has allowed a lot of first time buyers to also be a part of the real estate market. As the economy continues to improve, more people are realizing it is costing them more to rent than to own.

According to the Desert Area Multiple Listing Service, the valley’s inventory of homes for sale fell to 4,642 in February from 6,199 in February 2011. The largest area of demand is for homes priced under $300,000, which is where inventories are declining. There are also fewer foreclosed properties. Foreclosure activity in the valley fell 17.1 percent in February.

The main thing for buyers to do right now is to put their best foot forward from the get go when submitting an offer. Also, working with an experienced buyer’s agent is going to get you a lot further.

For the first time in a long period, seller’s can start to consider putting their home on the market and not have to compete with so many distressed sales. We are seeing more and more “normal” home sales.

I just sold the home at 81455 Carboneras for $825,000. It was a bank owned home listed at $849,000. It was on the market for 16 days and sold for $269.70/sq.ft. The home is 3,059 square feet and has 3 bedrooms and 3.5 baths.

The average selling price per square foot for single family homes in Andalusia at Coral Mountain is $300.16.

There are currently 15 homes available for sale in Andalusia starting at $995,000 and listed up to $$1,949,000.

January homes sales in Sun City Shadow Hills held strong for a total of 22 homes sold according to the Desert Area Multiple Listing Service (MLS.) The 22 homes sold at Sun City Shadow Hills does not take into consideration new homes sold by the builder that are not marketed on the MLS. The same month last year had 20 homes sales reported on the MLS.

The home at 40764 Corte Los Reyes was the lowest priced home to sell at Sun City Shadow Hills during January for $180,000 or $114.58/SqFt. The home is 1571 square feet with 2 bedrooms and 2 baths. The original list price was $185,000 and the home was on the market for 97 days. It was a short sale and sold to a cash buyer.

81566 Avenida Estuco was the highest priced home to sell in January for $499,000 or $167.96/SqFt. The home is 2971 square feet with 3 bedrooms and 3.5 baths. The original list price was $516,990 and the home was on the market for 75 days. It was a regular sale with a financed conventional home loan.

Today's Realty Group sold 80637 Avenida Santa Carmen for $319,000 in January or $151.04/SqFt. It was a regular sale on the market for 165 days originally listed at $339,900. This home sold to a cash buyer. The home is 2112 square feet with 3 bedrooms and 3 baths.
